Singapore has no shortage of hotels, but there are times when a conventional room simply does not provide enough space or practicality. Whether you are staying for a week, travelling with children, relocating for work, accompanying someone receiving medical care, or a local resident temporarily displaced by home renovations, major repairs, a delayed property handover or a gap between leases, a serviced apartment can make considerably more sense. A kitchen, washer and dryer, proper living area and additional storage soon become more useful than a minibar and daily turndown.
That is the space occupied by Weave Suites Novena, a 99-suite serviced-apartment property at 12 Shan Road. We were hosted for two nights in May 2026, shortly after the property opened on 15 April, to discover how Weave Living has transformed the former Momentus Serviced Residences Novena.
This is not a conventional hotel. At launch, Weave Suites Novena operated with a minimum stay of six nights, although promotional offers and booking conditions may change. What it offers is a private, fully furnished apartment paired with 24-hour reception and security, regular housekeeping, maintenance support, shared lifestyle spaces and a community programme.
The result is designed to feel less transient than a hotel without leaving residents to manage all the practical details of renting an apartment.
Who is Weave Living?
Weave Living was founded by Sachin Doshi in 2017 with the aim of making urban renting simpler, smarter and more seamless. The company describes itself as an integrated living specialist serving different stages of a resident’s life through several accommodation concepts. These range from co-living and furnished apartments to serviced suites and premium residences.
The useful distinction here is the brand name. Weave Suites is the serviced-apartment concept, combining a furnished private home with hotel-like support and shared facilities. Weave Residences is positioned as a more conventional premium rental product, while the group’s other brands address different living arrangements.
Weave entered Singapore before the Novena opening. Its local portfolio comprises Weave Suites Midtown at Jalan Sultan, Weave Suites Hillside at Mount Sophia, Weave Residences East Coast in Katong and Weave Suites Novena. The Novena property became its fourth Singapore address.
The official Weave Living company profile says the business operates in key Asia-Pacific cities and designs its homes around residents’ different lifestyles and life stages. That philosophy is visible at Novena, where compact one-bedroom layouts sit alongside larger family suites and selected wellness-focused apartments.
From Momentus Serviced Residences to Weave Suites Novena
Weave Living acquired the freehold serviced-apartment building that previously operated as Momentus Serviced Residences Novena in 2025. It retained the property’s residential purpose but redesigned the units and refreshed the shared spaces in Weave’s contemporary house style.
There are 99 bookable suites, made up of 78 units and 21 dual-key configurations. Across the building are open-plan and one-bedroom apartments, two-bedroom options for friends or colleagues, and family layouts that sleep up to six.
The concept is easy to understand: arrive with your luggage, unpack and get on with life. Furniture, high-speed Wi-Fi, utilities, a private bathroom, kitchen, refrigerator and freezer, smart television, and an in-unit washer and dryer are part of the proposition. Longer-stay residents also avoid the usual process of arranging utilities and buying large appliances.
A quieter side of Novena and Balestier
Weave Suites Novena sits on Shan Road, just off Balestier Road. It is in Novena, but not directly above the MRT station or a shopping centre. The walk to Novena MRT takes around 10 minutes, and the station is two stops from Orchard on the North-South Line.
That small remove from the main Novena junction gives the property a more residential feel. Zhongshan Mall, FairPrice Finest and 7-Eleven are about four minutes away on foot. Velocity at Novena Square, Square 2, United Square and Royal Square at Novena broaden the dining, shopping and daily-needs options closer to the station.
Balestier is one of those Singapore neighbourhoods where eating locally becomes part of the stay. Boon Tong Kee Chicken Rice is within walking distance, alongside several bak kut teh restaurants, while Balestier Market and Whampoa Makan Place offer plenty of hawker favourites. The Balestier Heritage Trail also provides a reason to look beyond the busy main road and discover the neighbourhood’s history.
Just down the road is one of our favourites, Loong Fatt Tau Sar Piah, a Balestier institution founded in 1948. Tau sar piah is a traditional flaky pastry filled with mung bean paste and available in sweet and savoury varieties. Loong Fatt is particularly famous for its crisp, buttery layers, closely guarded family recipe and old-school heritage—and the queues for pastries fresh from the oven remain part of its enduring appeal.
For a more comfortable air-conditioned meal, Yuè at Aloft Singapore Novena is another favourite just down the road. The modern Chinese restaurant offers an elevated yet approachable take on zi char, with wok-fried dishes, roasts, live seafood and Taiwanese-style braised beef noodles designed for sharing. It is an especially convenient option when the weather is hot or rainy, or when you simply want a relaxed family meal in air-conditioned comfort.
For overseas guests, the location provides a useful sense of place. You are close enough to Orchard Road and the city centre for meetings or shopping, yet the immediate neighbourhood feels more lived-in than a central business district address.
Seven suite types from 32 to 82 sqm
One of the property’s strengths is the range of layouts. The smallest suite begins at 32 sqm, while the largest measures 82 sqm. All are designed as self-contained homes rather than guestrooms with a token kitchenette.

The in-room washer and dryer may not be glamorous, but it is one of the most practical amenities for a longer stay. It lets travellers pack lighter and is especially useful for families. A refrigerator and freezer also make a real difference if you plan to cook, store takeaway or keep groceries for more than a night or two.
Apartment comforts with hotel-like support
The most persuasive aspect of Weave Suites Novena is not any single amenity. It is the combination of practical apartment features with support that removes some of the friction of living away from home.
Regular housekeeping includes cleaning and linen and towel changes. The welcome guide for our stay said housekeeping was provided for stays of more than four days and that the unit would be cleaned every third day between 10 am and 5 pm. Longer-stay arrangements may vary, so residents should confirm the schedule attached to their booking.
Maintenance requests can be submitted through the Weave app. The property also has round-the-clock reception, security personnel and CCTV coverage in lifts and shared spaces. Visitors must register and be accompanied by a resident, which is worth knowing if you intend to entertain friends or colleagues.
Wi-Fi and utilities are included, although the house rules state a monthly cap of S$150 per unit for electricity and water, with excess usage chargeable to the resident. That detail is unlikely to matter during a short stay, but it is relevant to anyone settling in for several months.
Pool, gym, playground and rooftop
Shared facilities are concentrated around the second floor and rooftop. The swimming pool is open daily from 7 am to 10 pm and has no lifeguard. Beside it are cabanas and seating framed by greenery, creating a calm spot for a swim or a quiet afternoon.
The gym is open 24 hours. It is not a sprawling health club, but the equipment covers a resident’s everyday workout without requiring an external membership. Families also have a sheltered playground, while the Breakfast Nook provides a bright communal space for breakfast, work or a change of scene from the apartment.
The rooftop terrace is one of the property’s most appealing social spaces. Residents can use the barbecue facilities by reserving them with the Lifestyle Team at least 72 hours in advance. At the time of our visit, a five-hour barbecue slot cost S$30, with a refundable S$100 security deposit and a maximum of 10 guests. These operating details can change, but the rooftop gives residents a valuable outdoor extension to their apartment.
Weave’s Community Team also organises resident activities. Depending on the calendar, these can range from casual gatherings and game nights to runs, yoga sessions and creative workshops. Participation is optional, which is important: the community element is available without turning private serviced-apartment living into compulsory co-living.
A useful address for families, business travellers and longer stays
The different layouts allow Weave Suites Novena to serve a broader audience than a typical extended-stay hotel.
Corporate travellers and people relocating to Singapore get a work-ready base with Wi-Fi, a kitchen and laundry while they search for a permanent home. Couples renovating their apartment can retain some semblance of normal life instead of eating every meal out. Families have two-bedroom options, sofa beds, a playground and easy access to supermarkets. International visitors on a longer holiday can use Novena as a quieter base with straightforward access to Orchard Road and the city.
The medical precinct is another significant part of the proposition. Novena Medical Centre, Mount Elizabeth Novena Hospital, Tan Tock Seng Hospital, Thomson Medical Centre and other healthcare facilities are nearby. Weave now also markets selected Wellness suites at Novena with recovery-focused features. Depending on the suite, these can include an adjustable bed, anti-microbial paint, motorised blinds, a wireless panic button, grab bars, a foldable shower seat, an optional teleconsultation iPad and access to a wellness concierge. Daily housekeeping applies to the wellness product.
These specialised units could be helpful for patients and caregivers who need more space and domestic facilities than a hotel room provides. Guests should speak with the property about their specific accessibility and medical-support requirements before booking, as not every suite has the same configuration.
What to know before booking
Weave Suites Novena is a serviced apartment, and that distinction affects the experience.
First, check the minimum stay and rate conditions for your dates. The property’s launch information specified a six-night minimum, while the current official property page may feature shorter-stay promotions. Rates vary by suite, length of stay and offer, so use the website’s booking engine for a live quote.
Second, housekeeping is regular rather than automatically daily for standard suites. Travellers who want the rhythm of a full-service hotel – daily room cleaning, multiple restaurants, room service and a large concierge desk – should calibrate their expectations.
Third, pets are not permitted. The property is also non-smoking, with quiet hours from 10 pm to 8 am. Commercial photography and filming require prior approval.
Finally, Novena MRT is walkable rather than directly connected. The location will suit residents who value a quieter neighbourhood and do not mind a 10-minute walk. Those with limited mobility should check transport options or enquire about the wellness suites before confirming a stay.
Our verdict
Weave Suites Novena makes the most sense when you need more than a place to sleep. Its kitchens, in-unit laundry, storage and larger family layouts address the small frustrations that accumulate during an extended stay. The pool, gym, Breakfast Nook, playground and rooftop prevent the property from feeling like a block of isolated rental apartments, while 24-hour security, housekeeping and maintenance provide reassurance.
We also like that the location reveals a different side of Singapore. Balestier’s chicken rice, bak kut teh, heritage landmarks and everyday shops sit close by, while Novena MRT keeps Orchard Road and the city centre within easy reach.
It is not a resort and it does not try to replicate every service of a five-star hotel. Instead, Weave Suites Novena occupies the useful middle ground between hotel and home. For relocating professionals, families, longer-stay visitors, patients and caregivers – or anyone who simply values being able to cook and do laundry in the privacy of an apartment – that balance may be exactly the point.
